When ordering a desk review from a competitor you might not be getting what you think. Lenders rely on a desk review to provide them some reassurance or confirmation on the originals appraisal accuracy or assist with the detection of fraud. However, few people take into account an appraiser licensed in the State of California can become a licensed in over 20 states through reciprocity. Many of our competitors use this option for their desk reviews. So while an appraiser may technically be licensed in a state they many never have even been to the state or specific region they are reviewing. At Landmark we required desk reviews be completed by appraisers in the field with the same market knowledge we require on our full appraisal products. No lender or broker is properly served by a desk review finding based on nothing more than textbook data assumptions.
